Donelson, a former president of the Ohio Home Builders Association, lived in Fort Lauderdale for 10 years before moving to Punta Gorda.

And, Donelson notes, there has been a growing interest in Emerald Pointe on the part of Broward Coun-tians, with a number having bought units in the condominium. Emerald Pointe is presently a complex of three four-story buildings containing three floors of condominium apartments, with ground floors providing breezeway parking garages. Also in operation is a two-story yacht club with party rooms, kitchen, dance floor, card rooms, billiards, exercise equipment, swimming pool, tennis courts and dock facilities. This summer, four new tennis courts and one racquet ball court are being added. Known as Emerald Pointe, it's a limited partnership between L'SLIFE Pointe will begin construction this fall on its second phase, an exclusive waterfront villa section to be developed along the Peace River. The first villa models of the second phase should be ready for occupancy next spring, Donelson said. Furnished display models should be ready for inspection by January or February. There already is a list of early bird buyers who have made reservation deposits on specific sites and specified certain customized floor plans designed for their own personal needs, Donelson said.

The architectural firm is Architects Inc. of Pompano Beach, which has designed several similar cluster patio home communities. Architects Inc. recently made a trip to California to review all of the latest features in leading California communities and intends to include these features in the Emerald Pointe villas. One- and two-story homes ranging in size from two-bedroom, two-bath to four-bedroom, three-and-a-half-bath, and from approximately 1,400 to 2,500 square feet, will be available in a price range of roughly $73,000 to $1,000.
